Home Path Financial no longer offers private placement offerings as both of our offerings have entered the liquidation phase of their life cycles. However, we do accept private lender funds from sources such as hard money lenders, banks, and private lenders.  Loans made on our properties are in first lien position and offer fixed interest rates with no fees or costs.

With a Home Path 1st lien note secured by a deed of trust, private lenders enjoy:

  • The security of a deed of trust using excellent collateral in the form of a single-family home in a desirable neighborhood - minimum value of $100,000 and maximum value of $500,000

  • Properties contain a minimum of 25% equity
  • One loan per property -- No pools or fractionalized loans
  • Full title insurance paid by the borrower (HPF) assuring first lien position with no other liens on title
  • The ability to have your money secured by real estate without the fluctuations of a Real Estate Investment Trust (REIT) or the headaches and liabilities of a self-managed investment property
